I will examine historical deeds, maps, and directories to determine the year your home was constructed and the identities of its original residents.
Base fee: $100
Ghost Stories
Ouija board sold separately.
I will draw upon deeds, maps, directories, newspapers, and census records to provide a comprehensive overview of the previous occupants, including any newsworthy moments from their time in your home.
Base fee: $250
Nebby Stories

I will stop at nothing to tell you the fullest possible story of your home. This may include desired focus areas such as zoning and building permits, brief biographies of individual residents, historic photographs, cold cases solved, etc.
Base fee: $500

The fine print
I only study houses within Allegheny County.
I primarily charge based on the amount of history requested, taking into account the level of research desired as well as the age of the home. I also base my fees, in part, on the assessed value of the home. (This is an attempt at fairness, as is the discount for renters.)
I don’t do architectural analysis. We are blessed in the city of Pittsburgh with the presence of many brilliant architectural historians. I am not one of them.
I can only guess at how long the work will take. I will however endeavor to perform my work within a reasonable amount of time. (If you prefer, I can provide regular updates.)
When the work is complete, I will deliver two physical copies: one for you, and one for the house.
